What are measurement services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a home measurement service, an appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like closets, entryways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser creates a report and detailed floorplan showing the total square footage and the general layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Challenging property taxes

Tax records frequently reflect the wrong area of a property because the values can come from several sources, and sometimes go unproven — which means you may be paying for more square footage than you own! Unless a certified appraiser has executed a recent appraisal or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before challenging what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service will ensure that you're paid fair market value for your house. Living space is one of the most important elements potential buyers look for when purchasing a house — but since square footage values are often estimated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a previous appraisal or measurement service carried out by a certified appraiser (after any remodeling that may have affected square footage).

Information for real estate professionals

To ensure that your client's home sells at a price that accurately reflects true market value, we recommend requesting a measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tactic for attracting potential buyers since they can view the layout and details of the home before and after a tour.
